Outstanding Property Manager – Seamless from Renovation to Leasing. I had an excellent experience working with Natalie and couldn’t recommend her highly enough.

From the very beginning, she was incredibly easy to deal with — always friendly, polite, and professional. She played a key role in helping me navigate a fairly complex renovation process, ultimately transforming the property into a fully compliant and lease-ready home. Her attention to detail was outstanding, and she was very generous with her time, always willing to explain things clearly and guide me through each step.

Sadly a waste of time for first home buyers trying to get into the market. Recent sales shows investors are pushing FHB right out but with the way Joel is currently handing sales of tiny townhouses is pressure inducing, fomo psychology and just highly unfair.

Offers are now made openly online for everyone to see for “full transparency” and you can “place as many offers as you like” - when I questioned if this was an online auction and it sounds like bidding, I was directly told “let me clarify for you that this isn’t bidding nor an online auction”. Only to literally have to wait two weeks with 2 seperate inspections and watch the “offers” (confirmed as bids) be forced online in minimum of $1,000 increments! (this changes to $500 increments once a certain higher amount is reached - worst is you can’t place a lower offer which first home buyers can only afford) we were told we’d be highly considered as it would be within our low budget only to helplessly watch this go for over $50k more and way above the value of a tiny townhouse. With stressful bidding seen in the last 5minutes (what in the name of eBay??) sure they might not choose the highest offer due to suitable terms of the seller but the bidding element causes FOMO.

All emails and messages from Joel and the agency are full of pressure terminology that literally state “thank you for your bidding so far”. (Thought this wasn’t a bid?) Yes, we are disappointed that we couldn’t even compete but buyers should be aware of what you’re getting into. Even when you unsubscribe or unfollow the listing when you realise you’ve been sorely outbid you’re still forced to receive emails of “hurry and place your offers…! Good luck!” it’s horrible and won’t be doing that again.

Clearly great sales men for sellers but buyers and their budgets are not considered.

Her communication, professionalism, and willingness to help made the entire experience seamless — she’s easily a 10/10.
Larissa consistently went out of her way to support us with any needs or questions we had. As brand-new renters, that level of guidance and responsiveness meant so much to us.
When we decided to leave the property due to upsizing, we genuinely hoped to continue working with Larissa. Unfortunately, it wasn’t possible at the time, but we would have absolutely loved to. We’ll definitely be keeping in touch and would gladly work with her again in the future.

We had an extremely distressing experience renting through Image Property Aspley in April 2024.

In March 2024, while relocating back to Brisbane from Sydney, we applied for a property managed by Image Property Aspley. As we were unable to attend a physical inspection, we relied on the agent, Alannah Denaro, to provide accurate photographs of the property. While photos were provided, they did not include the severely overgrown front yard, which posed genuine safety concerns, particularly given Queensland wildlife risks and the lack of visibility at night.

Upon collecting the keys on 4 April 2024 and entering the property, we found the condition to be far below a reasonable standard. The property had not been cleaned, the carpets were visibly stained and had not been professionally cleaned, the kitchen was unhygienic and unsafe to use, and several power points were not functioning. Based on our observations, we did not consider the property safe or habitable.

Within six days, on 10 April 2024, we formally submitted the following documentation:

Entry Condition Report with supporting details

Despite the condition of the property, we were initially advised that we would be liable for advertising fees, penalty rent, ongoing rent until new tenants were secured, and bond cleaning costs. We found this position unreasonable given the state of the property at the commencement of the tenancy.

We escalated the matter to the Residential Tenancies Authority (RTA). Following the RTA dispute process, the matter was resolved with the following outcome:

All requested advertising fees, penalty charges, and ongoing rent claims were waived

We agreed to pay only two weeks’ rent beyond 30 April 2024, which was the mutually agreed lease end date

We were not required to undertake bond cleaning or garden maintenance, as these had not been completed prior to the property being leased to us

We also observed that the photographs used in the 2024 listing appeared identical to images used in a 2014 advertisement for the same property, which we raised with the RTA as part of the process.

The overall experience caused significant stress and disruption during an already difficult relocation. We delayed posting this review until now to avoid any potential impact on future rental applications.

Prospective tenants deserve accurate representations and basic habitability standards. Based on our experience, I would urge others to proceed with caution.

I recently dealt with Mel Holloway regarding a potential property purchase, and unfortunately, the experience was quite unprofessional. She arrived late to the scheduled inspection, which set a poor tone from the start. Throughout our interaction, I felt she lacked the ability to truly engage with potential buyers or make them feel welcome. Furthermore, her approach to negotiation seemed inexperienced and ineffective. In a competitive market, you expect a certain level of customer service and professionalism, which was sadly missing here.

Absolutely disgusted in this agency. Right from the beginning trying to get ahold of the agent which the property was listed with was impossible. Despite that, we showed up to the open home. That same afternoon we made an official offer on the property. Keep in mind this was December 6, 2025. After not hearing anything on the 8th December the agency was contacted ( again the direct listing agent would not answer his phone). The agency told us they had no taken our offer to the owners yet and we were welcome to make an offer on any other property if we wished. It is now 15th December and still no response to our offer. Saddest part is we had much more in the tank to offer if they had of had the decency to come back with a counter offer. I couldn't recommend more strongly to avoid this agency. By the way, it appears the property is still on the market!!
