Brisbane has officially stepped into a new position within the Australian property landscape.

Recent resale data from Cotality shows that 99.9% of properties resold in Brisbane over the December quarter delivered a profit, with a median gain of $500,000. It’s a result built on more than a decade of steady growth, where values across the city have more than doubled.

But the headline isn’t just about growth. It’s about what kind of market Brisbane has become. For investors, this signals a shift from opportunity to maturity.

A Market That Has Found Its Footing

Regions such as Noosa and Kiama recorded median resale gains above $700,000, driven by sustained demand and tightly held supply. These are not short-term spikes. They reflect a longer-term shift in how and where people want to live.

For investors, this changes the conversation. It’s no longer just about proximity to the CBD. It’s about liveability, flexibility, and long-term appeal.

There is a clear divide emerging between regional and capital markets. Regional areas are delivering a higher consistency of profitable resales. Capital cities, however, continue to produce larger gains in dollar terms.
