Rental inspections play a vital role in the relationship between landlords and tenants in Queensland. Inspections offer a structured approach to property upkeep, adherence to regulations, and overall contentment.

The Inspection Process

Once the tenant receives notice through a Form 9 – Entry Notice, the property manager will inspect the property inside and out. They assess for damage, needed repairs, and potential safety hazards.

Tenants can communicate repairs or discuss concerns during this visit, contributing to the property’s overall well-being.

The property manager documents their findings in a written report with supporting photos to send to the Landlord.

 

What to Expect as a Tenant

Tenants Attendance:

While tenants have the right to attend, it’s not mandatory. The property manager can access the property with the management set of keys if needed.

Preparation:

A clean and tidy property speeds up the inspection process, allowing issues to be easily seen and documented. This also shows the Landlord how the property is being maintained.

Notice of Routine Inspections:

In Queensland, tenants must receive a 7-day notice for routine inspections, limited to no more than four inspections per year (every 3 months minimum).

Opportunity to Raise Issues:

Tenants can use the inspection as an opportunity to address specific concerns, maintenance needs, or safety issues with the property manager.
