Bad Tenants Leave Financial Ruin in Their Wake

In a suburb somewhere in Australia right now, in a quiet neighbourhood of typical family homes, there is a rental premises that looks ordinary on the outside, but on the inside is a drug laboratory. If the owner is lucky, the tenants will quietly pay their rent, go about their business of making and selling drugs and when their lease is up, they will clean up the place and leave, and no-one will be any the wiser.

If, however, the owner is unlucky, the worst that may happen is that the tenants will sneak away in the night leaving unpaid rent and a mess to be cleaned up. If the owner is mega-unlucky, the first anyone knows about the clandestine operation is when the whole lab blows up, along with half the house. Of course, this doesn’t happen often and is national news when it does.

Struggling Owners Trying to Recover Costs Ask for Our Help

The more likely scenarios are the ones we have seen ourselves here at Image Property. Unfortunately, by the time we hear about them, the owners are already struggling to get an eviction, battling to get back rent owed to them and appalled at the condition of the rental. We usually become involved when the owners have their properties ready to rent, after months of financial losses and heartache, and are looking for professional tenant management.

Bad Tenants Don’t Pay Their Rent and Don’t Respect Property

Most incidents are not about tenants who are manufacturing drugs, but about people who do not care at all about the premises they are living in, or their financial obligations to the well-meaning owners. Typically, the tenancies start off well, with the occupants initially being on their best behaviour.

However, this does not last and soon rents are weeks in arrears and the yards are strewn with rubbish. Usually the same pattern occurs. Once the owners start eviction proceedings, the tenants turn rogue and smash, deface and destroy walls, ceilings, fixtures and fittings or anything else they can ruin.

Self Managing Rental Properties can be a Disaster

We now look after some perfect real estate properties that were finally given to us to manage after all the repairs were completed. The key thing that we have observed in every instance we have handled is that the trashed properties were being managed by the owners. There was little in the way of screening and reference checking. Most referrals were word of mouth and were usually hard luck stories designed to overcome their natural defences.

If you have experienced nightmare tenants, contact us here at Image Property and meet our professional property management team. Your property will be safe with us.
